The founder
Zoran Bogdanovic
ZCI Group started the way most durable companies start. With equipment, a crew, and work that nobody else wanted.
Zoran Bogdanovic came up through the trades in Metro Detroit, in the parts of the business that do not photograph well: demolition, excavation, site work, and roofing. The scopes that happen in February. The scopes that decide whether everything after them lands on schedule. He learned the business standing in the mud on the front end of it, and he built ZCI Group outward from there.
Today ZCI is a construction, development, and commercial real estate company with a portfolio of industrial and commercial buildings across Metro Detroit, held long term and leased on absolute triple net terms. The company develops property it keeps, builds for tenants it knows, and self-performs the work that determines whether a project succeeds. The ground. The concrete. The structure. The roof.
He has built through recessions, regulatory pressure, and markets that turned on the industry overnight. He is still building. That is not a slogan on a wall here. It is the reason clients who hired ZCI in 2006 are still calling in 2026.

ZCI owns and leases industrial and commercial buildings on absolute triple net terms. When we build, we are frequently building for our own balance sheet, or for a tenant we placed ourselves.
That perspective is hard to fake. We know what a roof costs to maintain, what a slab does after five winters of forklift traffic, and which mechanical decisions come back to bite an owner. We build accordingly, whether the building is ours or yours.

From first call to final walkthrough.
Site visit and real conversation
We walk the property, listen to what you actually need, and tell you plainly whether the project makes sense as scoped.
Scope, budget, and schedule
A written scope with pricing that reflects real conditions, real lead times, and the site as it exists. Not a placeholder to win the job.
Design, permits, and approvals
Drawings coordinated, permits pulled, and municipal approvals handled. We deal with the building department so you do not.
Construction
One superintendent, our own crews on the critical scopes, and weekly communication you do not have to chase.
Closeout and warranty
Punch list completed, documentation delivered, and a warranty that we answer ourselves.

Founded ZCI Group and has led construction, development, and acquisitions across Metro Detroit for three decades. Involved directly in project strategy, structure, and client relationships.
John Palmer
Runs field operations across divisions. Scheduling, crews, subcontractors, municipal coordination, and the day-to-day execution that keeps projects on their dates.
Ted Toloff
Oversees financial operations, project accounting, lender and insurance relationships, and the reporting discipline behind every contract we sign.
